What role does your organization play in the commercial real estate market?

The role of France GBC is to boost the changes and evolutions in the renewable construction sector.

Although the major players of the real estate market have already integrated the green dynamics into their activities, some actors haven’t understood yet the real interest of green-buildings.

It is our role to convince them of the financial sustainability of the sustainable buildings.

Therefore, France GBC’s goal is to simplify the complexity of the green building issues by encouraging people to meet and to exchange information on the topic. Its goal is also to facilitate the transfer of knowledge and to encourage the players in their good practice.

 

What is the approximate number of certified and pre-certified green buildings in France and is the “greening” tendency still significantly expending?

1209 commercial buildings were certified in France on the 29th of January 2014 including 1080 HQE. Those are the results of the measurements of environmental certifications (2014) made by “Green Soluce” and “La Place de l’immobilier” (presented last week during the French event of the World Green Building Week).

The office building category is the most important player since 771 of the certifications given, come from this type of buildings.

The greening tendency is constantly increasing. The actors are more and more committed to create greener buildings, not only with their assets in construction but also with their existing assets.

Today the property companies are committed to generalize the certification process for their new construction and for their older ones. This phenomena is recent.

 

Have you seen during the past 10 years a significant change in the mentality of French developers and tenants?

A few years ago, some observers in the office market forecasted that we would see a luxury market appear characterized by high rent prices and environmentally performant buildings. And that this market would co-exist with a cheaper and more energy consuming one. 

However, those predictions haven’t become true. We have experienced a shift in paradigm and in attitude (which is the most important), the battle of idea is now over. The other good news is that the financial crisis has not slowed down this dynamic. Today the actors (particularly the investors and the property companies which are on the stock market) really understand the stakes at hand and we can now see managers focusing more on CSR issues in the organizations.

 

How do you see the future, do you see new tendencies appearing?

Each edition of the France GBC Green Building Week is an opportunity to see new tendencies appearing. In the last edition (which has just ended) I have noticed 2 new main tendencies.

The first trend is the increase in the importance of the connection between the building and the city. 

The objectives of energy consumption reduction and greenhouse gas emissions can’t be reached without considering the relationship between the building and its environment (the 360° vision of the building, its neighborhood and its city). 

For example, we can see appearing on the market new types of commercialized products such as services which offer a housing and a mobility solution or even pooling of technical equipment at the neighborhood level.

The second tendency is the will to make the user of the building an actor in the process. Success in the challenge of energy transition and more healthy and performant buildings construction won’t be possible without the commitment of the users (inhabitants of residential buildings, users of commercial buildings etc.). Different initiatives are currently being developed in order to allow everybody to contribute to a better control of the real consumption of buildings.

Quel rôle votre organisation joue-t-elle sur le marché de l’immobilier d’entreprise ?

Le rôle de France GBC est d’être un accélérateur du changement pour la construction durable. En effet, si les grands acteurs de l’immobilier ont intégré cette dynamique, certains intervenants ont encore du mal à cerner l’intérêt des bâtiments verts, d’autant plus que la préoccupation du terrain dans le contexte actuel est focalisée sur le carnet de commande. A nous de les convaincre de la soutenabilité financière de la construction durable. Ainsi, France GBC s’emploie à structurer et rendre accessible la complexité du sujet par des rencontres, à faciliter la transmission des connaissances et encourager les acteurs dans leur bonne pratique. 

 

Quel est le nombre approximatif d’immeubles écologiques certifiés et pré-certifiés en France et est-ce que cette «  tendance verte » est en constante augmentation ?

1 209 bâtiments tertiaires étaient certifiés en France au 29 janvier 2014, dont 1 080 HQE. C’est ce qui ressort du baromètre de la certification environnementale 2014 réalisé par Green Soluce et La Place de l’Immobilier présenté la semaine dernière dans le cadre des évènements français de la World Green Building Week. Les bureaux trustent les certifications puisque que 771 des bâtiments recensés par le baromètre appartiennent à cette classe d’actifs. 662 sont neufs. 

La tendance est bien sûre en augmentation avec un élargissement de l’engagement des acteurs non plus seulement sur leur actif neufs mais également sur leur patrimoine existant. On notera que pour les foncières, les engagements sont de généraliser la certification pour leurs nouveaux développements mais aussi pour leurs immeubles en portefeuille, ce qui est plus récent.

 

Au cours de ces dix dernières années, avez-vous vu un réel changement de mentalité de la part des développeurs et des locataires ?

Il y a quelques années encore, certains observateurs, dans l’univers des bureaux, prédisaient que l’on verrait co-exister dans le secteur immobilier un marché du luxe, caractérisé par des loyers élevés et des bâtiments performants sur le plan environnemental, et un marché du « tout venant », énergivore et peu cher. Il n’en est rien. Nous avons changé de paradigme, d’attitude et la bataille des idées – qui est la plus importante – est aujourd’hui gagnée. Autre motif d’optimisme : la crise n’a pas freiné cette dynamique, au contraire. Les acteurs  - et en premier lieu les investisseurs et les foncières cotées - ont vraiment compris les enjeux et on a vu apparaître dans les organisations des managers en charge des questions de RSE.

 

Comment voyez-vous le futur /  Voyez-vous de nouvelles tendances apparaitre ?

Chaque édition de la France GBC Green Building Week est l’occasion d’observer les tendances. Dans l’édition qui vient de s’achever  deux tendances m’ont marquées.

La première tendance est celle de lien du plus en plus grand entre le bâtiment et la ville. Parce que les objectifs de réduction de la consommation énergétique finale et des émissions de gaz à effet de serre, ne peuvent être atteints sans associer la prise en compte du bâti à celle de son environnement, la vision 360° du bâtiment, du quartier et de la ville est une préoccupation prégnante pour la filière. Par exemple, nous voyons ainsi apparaitre des produits commercialisés couplant une offre de logement et une offre de mobilité ou des réflexions de mutualisation d’équipements techniques à l’échelle du quartier.

La seconde tendance est la volonté de rendre l’usager acteurs de cette construction durable. Réussir le défi de la transition énergétique et réaliser des bâtiments sains et performants, ne pourra pas se faire sans l’implication des usagers (habitants des bâtiments résidentiels, utilisateurs des bâtiments tertiaires, etc.). Différentes initiatives sont actuellement développées dans ce sens pour permettre à chacun de contribuer à une meilleure maîtrise des consommations réelles par exemple.
